If it can be detected - directly or indirectly - it can be scientifically investigated. If it cannot be detected it either doesn't exist or its nature is such that it has the same effect as if it did not exist, and might as well be treated as if it did not exist.

I'm all for debunking haunted places, and I'm always skeptical of new tales. But just because something is rare and untestable doesn't mean it doesn't exist--ball lightning is the best parallel to ghosts. And science is wrong all the time. No one reputable believed in gorillas for a long time, either. Things we can't understand or directly measure yet don't not exist simply because we cannot understand them.
